The Spanish Notary intervenes professionally in a multitude of legal acts and transactions, either because the law exceptionally requires that they be formalized in a public deed, as occurs in the case of the constitution of companies, or generally because, in the notarial document, the law attributes very important effects, given the necessary impartiality, legal preparation, and the character of every Notary as a public official. And thus, the notarial document is executive, it provides full proof of the date and fact of its granting, it is a guarantee of the identity and full legal capacity of the people who sign it and that it has been entered into freely and voluntarily. ; and it is therefore a specially qualified document and as such it is subject to registration in the Commercial Registry or in the Property Registry, as the case may be.
